Terms of Service

These terms apply to services provided by Morreau Land & Site ("we," "us"), a service of Morreau Construction Management LLC. Requesting or accepting our services means you agree to them. The signed quote for your project controls if it differs from anything here.

Estimates and quotes

Online calculators and phone estimates are ranges, not offers. Final pricing is confirmed in a written quote, normally after a free site visit. Quotes are valid for 30 days.

Scheduling and deposits

A 50% deposit schedules your project. Deposits apply toward the total. Dirt work is weather-dependent; if your date moves, we tell you as soon as we know. You may reschedule without charge with 48 hours notice.

Minimum project

Our project minimum is $450. It covers mobilizing equipment to your property.

Materials

Rock, fill soil, and topsoil are billed as their own line items so you can see what materials cost. Quantities in a quote are good-faith estimates; material actually required and delivered is what is billed.

Site conditions and changes

Quotes are based on visible conditions. If hidden conditions change the scope — buried debris, stumps or roots beyond those quoted, unmarked private utilities, unsuitable soils, rock, or water — we stop, tell you the same day, and proceed only after you approve a written change and its cost.

Utilities and site access

We contact Kentucky 811 before digging; 811 marks public utilities only. You are responsible for identifying private lines (irrigation, lighting, pet fences, septic laterals, propane runs) and for providing lawful access to the work area. Equipment access routes may show ground disturbance; we minimize it, and restoration beyond the quoted scope is billable.

Payment

Unless your quote says otherwise, the balance is due on completion for residential work; commercial terms are Net 30. Unpaid balances may accrue interest at the maximum lawful rate, and we may suspend work on accounts past due.

Workmanship

We perform work to accepted industry practice. Grading and drainage work is built to shed water as designed at completion; settling of disturbed or filled soil over time is normal and not a defect. Gravel surfaces are wear surfaces and require periodic maintenance. If something we did isn't right, tell us promptly and we will look at it.

Liability

We carry general liability insurance; certificates are available on request. We are not responsible for damage to unmarked private utilities or structures, for pre-existing conditions, or for indirect or consequential damages. Our total liability for any project is limited to the amount you paid for that project.

Cancellation

Either party may cancel before work begins. If you cancel after materials are ordered or mobilization has occurred, actual costs incurred are deducted before any deposit refund.

Governing law

These terms are governed by Kentucky law. Any dispute will be resolved in the courts of McCracken County, Kentucky.
